EOLA by EPIC Starts Construction on Phase 1

The first phase Makt by EPIC will have commercial and residential space including condos and apartments.

(FARGO, N.D. – October 18, 2021) A new development has started construction in the heart of Fargo, the first phase of EOLA by EPIC known as Makt started construction on Thursday, October 7th.

This master-planned development in Anderson Park, just south of I94 and right off 45th St. South, was first talked about in September of 2020 when EPIC Companies purchased the land (after an RFP process) from the Fargo Park District. Recommended by the Fargo Park District, EPIC is taking an underutilized parcel of land and is creating it into a destination for family, youth, and adults.

EOLA by EPIC located in the middle of Fargo next to numerous hotels, bars, and restaurants. This development is planned to have seven mixed-use buildings, each approximately seven stories high, with a parking ramp built on premise. Other features include a waterpark, green space, a bus stop, walking paths, underground parking, youth activities, a small stage, sled/tube hill and more. EOLA by EPIC will be named after the seven ultraviolet rays of light with violet being the main color of the development. Each building will have its own theme and meaning behind it reflecting the color that it stands for on the interior and exterior. Phase 1 of the project, Makt, means power in Norwegian and will have the color scheme of red. The second phase will be Karlek meaning love in Swedish and will be the color green.

We started the construction of phase 1, Makt by EPIC, on Thursday, October 7th, 2021 aiming for a summer of 2023 open date. The apartment building at Makt will have 14,409 SF of commercial space for fit-up and 93 apartments. Makt condo building will have 8,472 SF of commercial space with 32 condos. The drawings will be issued in November 2021 with the interior conversation being started.

In June of this year, EPIC put out a survey to gauge interest in having a waterpark in the Fargo metro area and received over 6,000 responses while working with Hotel & Leisure Advisors, LLC as a consultant. They are currently analyzing the results of the waterpark study and the economic impact study to determine the size of the waterpark and hotel. EPIC has hired their point person that will start January 1st and take over duties related to the waterpark and hotel development. Our team is also working with our hotel partner KLJ Hospitality to find the appropriate hotel flag for the property.

Some other updates to highlight: 1) Planning on posting an architectural and consultant RFP that will be out around January 1st, 2022; 2) Visiting with multiple food and beverage operators for Makt and the waterpark complex; 3) Visiting Green Bay, WI (Titletown) to review the fourstory tubing/amphitheater hill.
