Todd’s Take: Executive Suites, Daycares, and Developers

We’re talking about executive suites, daycares, and developers this week. Adapt, that is clearly where you need to be as a developer.

In recent years, navigating the development of long-term, profitable, community-focused mixed-use projects has presented unique challenges. Achieving these developments requires collaboration and diverse planning approaches.

Executive Suites

EPIC remains dedicated to creating executive office suites to cater to the needs of individuals, small groups, and even larger teams, accommodating anywhere from one person to a dozen or more. Currently, we are developing a space at the Big M in Minot, ND that is over 6,000 square feet. Moreover, many business executives simply want to set up shop and go. This results in the need of a home for their business now, with the potential of not relocating later on down the road. These individuals focus on their business, leaving the design and functionality of the suite to us at EPIC.

We’re creating suites that include a comprehensive range of amenities, including fully furnished spaces, cutting-edge technology, communal conference rooms, indoor parking, fitness facilities, community areas, and a unified phone system to address all their requirements. This concept is expanding rapidly, and while national companies have long embraced it, ours adds a unique touch with a more personalized approach and EPIC innovations. It’s a growing sector, with communities emerging in North Dakota.

Daycares

This topic is a good one!

Every community leader understands the need for more, but navigating the intricacies of funding can overwhelm childcare providers who simply aim to create a welcoming space for children while parents participate in the workforce. EPIC Companies is very fortunate to have a lot of young parents on our team that have the “can do “spirit! They are effectively collaborating with providers, cities, counties, state organizations, charities, and banks to establish funding arrangements that enable developers to offer upgraded, higher-quality spaces. This approach allows daycare revenues to be redirected towards increasing wages, addressing a fundamental challenge faced by daycare providers.

Economic Development

Local city administrators and economic development directors are being challenged more than ever before. Rather than relying on taxpayer dollars for development, the focus is on attracting new businesses and enhancing the quality of life, which requires a delicate balance of political and financial considerations. EPIC has a long-standing track record in this field, and in a constantly evolving landscape, it’s crucial to maintain an open mind, consider the broader perspective, and exercise patience. It goes back to my opening word of this take – ADAPT!
